To help protect both our staff and our clients, we are now offering virtual valuations and virtual home viewings.
As a buyer, this means you can browse for your perfect property in the comfort of your own home. Avoid traipsing up and down the streets on a wet day, our 360 degree video viewings do all the hard work for you! If buyers are comfortable, we are still allowing face-to-face property viewings, but to avoid contact, these are only offered to serious buyers.
As a seller, this means you don’t need to be opening your own door to the public as much. Video viewings are a great way for people to view your home and shortlist them down. It might turn 10 physical viewings into just 1 serious buyer. Your valuation can even be complete remotely too! A video call is all we need to understand the value of your home and give our best possible price.
Choose Argyle Estate Agents to help you move forward.
Why is a local estate agent better than an online one?
Even online agents with regional reps could struggle to compete with a high street agent who knows your neighbourhood and its property market inside out.
Online estate agents may negotiate offers for you and act as a middleman to progress your sale to completion, but not all will. Unless you pay extra you’ll usually have to conduct viewings yourself, so you’ll need to be comfortable showing strangers around your home and be available during evenings and weekends. Taking charge of communications with buyers and solicitors without the help of an agent could be time-consuming and stressful.
Payments and fees
Usually, online estate agents require payment upfront to list your property. This means you are not paying on results. In fact, you’ll have to pay even if that company doesn’t end up selling your house. Local estate agents ask for payment once the property is sold and is usually deducted from the sale at the same time as any solicitors fees or other payments.
Because most online estate agents charge a flat fee rather than commission there is less of an obvious incentive to get the best possible price for you. That said, they have reputations to maintain, and many companies claim they usually achieve the desired asking price.
