Declutter - You’ll want to spend some time decluttering and making your home look as presentable and attractive as possible, so that as soon as you’ve instructed your agent they can get straight to work organising any viewings and videos.
Photography - It is likely that your agent will photograph your property themselves ready for listing, but you can help them by ensuring there is no personal documents or information that could be captured in the photographs. If you are taking photos or videos yourself, try to make the rooms as light and airy as possible by ensuring blinds are open and curtains are apart. This makes rooms look bigger than dark rooms.
Gardens - Often, a garden is the first thing people see when they arrive at your property. That initial impression can sometimes be the difference between choosing to make an offer or not. Make sure the front of the property is as tidy and appealing as possible, even in winter.
Bathrooms and Kitchens - These two rooms are the most expensive for a buyer to upgrade. However, if you’ve made an effort to clean and declutter them, you’ll be giving potential buyers another reason to be positive about your home.
Documents - Your estate agent and solicitor will ask for various bits of paperwork throughout the selling process, so if you can gather together all the relevant documents ahead of time, you should avoid delays further down the line.
Do your research - Have a think about a price that you would be looking to sell for, compare this to similar sized houses (especially on your street and in the local area). Discuss this with your agent so they know what you’re looking for, that way they can look out for any offers that come in close to this, and may make the process of discussing offers much quicker and more efficient.
Scheduling - When discussing the best times for viewing with your agents, ensure that you factor in cleaning/tidying time. If you tell your agent that you can allow viewings just after you’ve left for work, will that give you enough time to spruce the place up before you leave?
